Job Title: Commercial Manager – Industrial Construction
Location: King Abdullah Economic City (KAEC), Saudi Arabia

About the Role

We are seeking an experienced Commercial Manager to lead commercial, contractual and cost-management activities across a major automotive industrial construction programme.

The position will manage the full commercial lifecycle of multiple construction packages, from procurement and tendering through contract administration, variations, claims, payments and final-account settlement.

Key Responsibilities

  • Lead preparation, review and negotiation of construction contracts, including FIDIC, NEC and bespoke forms.

  • Manage contract administration, correspondence, notices, contractual obligations and commercial risks.

  • Establish and maintain project cost plans, budgets, cash-flow forecasts and cost-to-complete reporting.

  • Lead commercial tendering, BOQ preparation, bid evaluations and contractor award recommendations.

  • Manage contractor and subcontractor prequalification.

  • Evaluate, negotiate and settle variations and construction claims.

  • Maintain change and variation registers.

  • Review contractor interim payment applications and milestone payments.

  • Manage retention, performance bonds and advance-payment guarantees.

  • Lead final-account preparation and settlement.

  • Assess EOT and additional-cost claims.

  • Support dispute avoidance and resolution.

  • Prepare monthly commercial and cost reports for senior management.

Profil

Qualifications & Experience

  • Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management or related discipline.

  • 12–15+ years of commercial-management experience, including at least 5 years in a senior/lead role.

  • Strong experience with FIDIC, NEC or equivalent construction contracts.

  • Proven GCC experience managing variations, claims and final accounts.

  • Strong quantity-surveying, BOQ, tendering, valuation and cost-planning experience.

  • KSA/GCC project experience essential.

  • Large-scale industrial, manufacturing or infrastructure project experience strongly preferred.

  • MRICS or equivalent highly desirable.

  • RICS/CIOB membership advantageous.

  • MBA, Construction Law or Project Management postgraduate qualification advantageous.
